AER tower in downtown Tampa nears completion

Construction on 31-story apartment building in downtown Tampa is expected to wrap this summer, more than a decade after the project was first proposed.

The Arts and Entertainment Residences, or AER, tower is located at 300 W Tyler St. between the John F. Germany Public Library and the David A. Straz Jr. Center for Performing Arts. The developers are American Land Ventures and Gazit Horizons Inc. Coastal Construction is the general contractor.

Once complete, the building will include 334 units including studios, one-bedrooms, two-bedrooms and three-bedroom units. Residents will have access to a co-working area, a wellness lounge with a sauna and cold plunges, a pool deck with hot tub, cabanas, barbecue grills and a zen garden and a rooftop terrace featuring a fire pit and views of both the city and the Hillsborough River.

Pre-leasing starts Monday. Rents start at $3,200-$3,800 for the smallest units, according to apartments.com. The largest three-bedroom floor plans will run between $5,725 – $7,075 a month.

Crews broke ground on the building in May 2022, after years of delays.

Plans for the tower were first introduced in January 2013 and were reworked several times to meet the demands of city officials and leadership at the neighboring Straz Center. Before construction could begin, Cass and Tyler streets had to be reconfigured to create the 1-acre parcel where the building now stands.
